Edward Symmons Healthcare sells Glebelands Rest Home

Edward Symmons Healthcare are delighted to announce the completion of Glebelands Rest Home in South Woodford.  This former elderly care home comprised of 19 rooms and was situated within a popular Greater London location close to South Woodford underground station and Epping Forest.  The property is well known locally due to its history as a former Victorian coaching house and is grade 2 listed.  Acting of behalf of the receivers, and following an extensive marketing campaign, Edward Symmons were able to generate significant interest in the property with multiple offers being received.  Despite the closure of the business, Edward Symmons were able to highlight the properties existing (C2) care use and were able to demonstrate to prospective buyers the potential for a variety of alternative specialist care uses.  As a result, a buyer was found in the form of a London based specialist care provider who intends to convert the premises to cater for young adults with learning difficulties. Edward Symmons Healthcare are delighted to announce the sale of the former Ministry of Defence fire station, Deepcut Barracks, Surrey.  The site was acquired for longstanding clients,who intend to develop a 55 bed elderly dementia/nursing home.  Following a targeted marketing campaign, and some detective work, Edward Symmons identified the opportunity via an existing operator whose friend had earmarked the site for a spa/leisure scheme.  The land was subject to a number of complications, and was situated within a site of special protection; however such is the demand for quality care sites that the buyer cited the regions ability to yield high fees of greater importance.  Crucially Edward Symmons Healthcare was able to provide preliminary advice about the type of scheme possible, its design and trading potential.  The site was eventually purchased unconditionally for £950,000.  Our clients continue to expand and currently have an urgent requirement for sites within southern England.  For more information please contact Peter Dowling or Jo Mathers on 0207 344 4500.

Llysfield Nursing Home - Shropshire

Edward Symmons are delighted to announce the sale of Llysfield Nursing Home in Shropshire. The home provides nursing care for up to 30 residents with further development potential.

Acting on behalf of Vantis Business Recovery Services, and working with existing management, Edward Symmons were able to offer strategic advice so that the home could remain operational throughout the process. In fact occupancy steadily increased up to the point of completion.

Llysfield Nursing Home was eventually purchased by a London based care group who are actively seeking to acquire additional homes to strengthen their portfolio. The property was sold off an asking price of £950,000.

Established Northants nursing home sold

Edward Symmons Healthcare is delighted to announce the sale of Five Gables Nursing Home located in the picturesque village of Ringstead, Northamptonshire.  The home is registered for 43 service users with accommodation divided between an existing character property and a large modern extension to the rear.

The home was the subject of a retirement sale and was eventually purchased by a London based care group who were attracted to its size and proximity to London.  The buyers intend to further develop the site and are actively seeking to expand their group by purchasing more homes within an hour’s drive of the M25. 

The sale of Five Gables shows that the care market is still strong and that motivated, well funded buyers still exist despite negative sentiment in the wider economic environment.

WILTSHIRE -FORMER RESIDENTIAL CARE HOME

Edward Symmons Healthcare has sold Dannah House, a 24 bedroom carehome, in Wroughton, Swindon, to regional operator Harry Surdhar. The home is in a pleasant residential area and has planning consent for a further 24 room extension. The new owner, who currently owns five homes in Oxfordshire, Berkshire and the Western Home Counties, plans to undertake an ambitious development programme that will radically transform the environment and standard of the home.

Dannah House is the latest acquisition by Harry Surdhar who plans to acquire more homes to strengthen his presence within the Western Home counties.

Edward Symmons Healthcare sells iconic Dorset Nursing Home

Edward Symmons Healthcare is pleased to announce the sale of Hyde Crook House Nursing Home, Frampton, Dorchester.

Hyde Crook is an art deco style property built in 1936. Originally commissioned by two art enthusiasts, the home was designed to make the most of natural light with large casement windows and high ceilings. The home was converted some years later and is now registered for 22 service users. The site occupies some 18 acres of attractive countryside and includes significant development potential with planning granted for 18 additional rooms.

Acting on behalf of a corporate operator, a decision was made to sell as the home fell just outside of the operator’s main area of operation.

Following an off market and discreet campaign, and working in conjunction with our contacts at the Royal Bank of Scotland, an experienced regional operator, part of the Bindon Care Group, was found to purchase the home. As part of their expansion plans, the buyer is currently looking for other opportunities in the South and South West.
